Site selection assignment for Nashville-based Bravo Development. The client desired a site in Midtown Nashville, near Vanderbilt University or the medical district, to develop a luxury fee simple condominium project. We analyzed four sites and settled on this site within days of beginning. We negotiated a purchase agreement with a relatively short due diligence period and closed 10 days early. My client had developed plans for a 12-story building, and a few days prior to the closing the press got wind of the deal and broke a story. Within hours of the story breaking we had multiple developers expressing interest of purchasing the property at a price significantly more than we were in contract for, which led my client to the decision of listing the property for sale and holding off on the development. 2012-2016 were crazy years in Midtown Nashville with many property owners doubling and tripling the price they’d originally paid.
