Worthing Southeast, an Atlanta-based apartment developer-builder-management company, sought a three-to-four-acre site for a five-story apartment wrap. Worthing jumped at the first suggested site; an off-market three-acres, located on the northern-fringe of Midtown’s medical district. This once industrial corridor along Charlotte Pike, was just beginning to see redevelopment. One City Nashville, located across from the subject, was in its initial planning stages for a large-scale mixed-use master-plan featuring office, retail, apartments and hotels. The well-located subject property had challenges, requiring environmental remediation, condemnation and relocation of old water/sewer “combo lines”, and a lengthy site plan approval process. The result however, is a beautiful five-story, 259-unit apartment wrap that leased-up quickly and set the stage for redevelopment is the surrounding community.
