Chicago-based Red Seal Homes entered the Nashville market in 2016 hoping to develop/build a for-sale, urban townhome product. We honed-in on several of Nashville’s popular infill neighborhoods, including The Nations, Wedgewood Houston and east Nashville. 2AVES, located just west of The Nations, featured smaller properties with industrial/warehouse zoning, surrounded by existing residential; perfect for infill redevelopment. The subject property required rezoning and after multiple meetings with the Councilwoman, Metro Planning and the Charlotte Park residents, we received plan approval for 58-units, a density of 14 units per acre. The finished project will feature two and three-story townhomes, including ‘live-work’ units, with prices ranging from the low-to-high $300(s). Red Seal will deliver its first units in the Spring of 2019.
