Walton Development, a Canadian land investment company, sought to purchase-and-hold residential land investments located in the (future) path-of-progress. We closed two projects with Walton; Trails of Brownlyn – 252 acres in Fairview, TN planned for 750 homes, and Carothers Crossing – 550 acres in Nolensville, TN planned for over 3,000 homes. Carothers Crossing was bank-owned and off-market. It was a convoluted deal involving multiple banks and a dysfunctioning HOA. However, it was already entitled with an Urban Design Overlay (UDO), which permitted high residential densities with strict architectural controls. Walton’s consolidation of this REO-asset is now named Carothers Farms, which has become one of the fastest selling subdivisions in Metro Nashville (today).
